Our team has over 30+ years of experience in the ranching and farming industry. With over 20 years as a USFS Range Land Management Specialist, NRCS experience and a professional team of Ranch Specialists (some with their own ranches and experience as Grazing Permittees) we have you covered. We can help with everything from a complete pre-purchase ranch inspection to ongoing ranch consulting and ranch planning.

We can help you navigate things to consider with public land grazing permits and things to look for such as grazing capacity, permitted vs annual authorized numbers, AUMs, types of grazing permits, grazing permit requirements, USFWS grazing consultation process, NEPA analysis, Forest Plan Revision, range monitoring and non-compliance just to name a few.

Attention Ranch Buyer/Seller/Realtor: Complete Pre-Purchase Ranch Inspection Report

Buying a ranch is possibly the largest financial decision of our lifetime. Before making a major decision about purchasing a ranch, how about having the facts first? This could validtate the price for a seller and buyer or provide a point of price negotiation and give comfort in moving forward with the purchase. This can include an assessment of fences, water systems, solar/windmill, corral and other infrastructure condition. Grass and woody species forage cover assessment, noxious weed inventory, ranch livestock capacity assessment, pasture rotational grazing recomendations, Grazing Permit, NEPA and endangered species consultation review and assessment of preditor loss and estimated big game animal capacity as well. We can also provide a detailed assessment of the ranch house, outbuldings and equipment. We can also inspect associated farmland, irrigation, water rights and equipment. A complete summary will be provided. This can be helpful as a Broker, Seller or Buyer!

Public Land Grazing NEPA or Consultation Review

National Environmental Policy Assessment (NEPA) required of federal agencies is a mystery that we can help with. As a past NEPA team lead and author, we have seen very restrictive NEPA that has specific dates for pasture rotations, number and specific class of livestock. This can make it hard to adjust should there be a drought, fire, etc. We can help guide you through the process, give you recomendations for your own NEPA alternative, etc. This change could be significant from a narrow/specific number of cows for a certain time period to broad sideboards such as only a max Animal Unit Month (AUM) that is adjusted annually through an Annual Operating Instruction (AOI). This gives maximum flexibility to the Permitttee and the Agency for good land management. We can also help you with your applicant status and review of documents during the required agency grazing consultation process with the US Fish and Wildlife Service.
